Find a Lot to Build Jerry’s Homes

By Scott Van ZeeJune 3, 2019Blog

With more than 60 years of building experience, Jerry’s Homes is one of central Iowa’s top custom home builders. In this article, you’ll learn more about why we like working with Jerry’s Homes and what to look for when choosing the perfect lot for your new home build.

Why We Work with Jerry’s Homes

Building a home is one of the most significant investments you’ll ever make. It’s too important to cut corners; that’s why every Jerry’s Homes project is centered on its founding mission of building homes that last.

When founder Jerry Grubb started the business back in 1957, he received a crucial piece of advice from his brother, John: “Never start a home that you can’t afford to finish.” For Jerry, this nugget of wisdom applied not just to homebuilding, but to business and life as well. It’s why Jerry and his team have seen the operation through for more than six decades on the core principles of honesty, integrity and prudent decision making.

Jerry’s Homes was featured in a recent profile in Blueprint Magazine, which detailed the company’s successes through the years. The company’s achievements were capped off with co-hosting the 2018 Home Show Expo, which attracted 15,000 attendees, together with the region’s Home Builders Association.

When you work with Jerry’s Homes, you’ll be led through a meticulous eight-step design and building process, which covers the entire build from discovery to closing. This time-tested process has helped thousands of homeowners understand the building process, select the perfect design and lot, build, close and move in with ease.

It’s one thing to look at blueprints on paper and see design concepts in a magazine; it’s another to be able to see real images of what the finished product looks like. In Jerry’s Homes Gallery, you can browse a wide array of photos of their completed homes, sortable by room, to help you get ideas and nail down your design vision.

Jerry’s Homes builds custom homes, but they also sell move-in ready homes for those looking to seal the deal quickly. You can browse a selection of available homes on their website. They also offer rentals through their affiliated property management company, DSM Rental.

What to Look for in a Good Lot for Your Jerry’s Home

Here are some things to think about when it comes to finding and purchasing the perfect lot for your new home.

How to Find a Lot

One big reason we like working with Jerry’s Homes is that you can complete your lot purchase in-house. See a selection of available lots on the builder’s website. You can browse by city, neighborhood, lot type, size and price.

Another great way to find a lot is simply by driving through the communities where you’re interested in living. Many will offer a listing of available parcels at the front entrance, or have signage on individual lots throughout the community that are for sale.

Coverage Area

Your lot coverage area is the amount of the lot your building covers when viewed from above. This is expressed as a percentage.

Lot coverage area is not to be confused with floor area ratio, or FAR. Whereas coverage area deals only with the actual ground cover of your building, floor area ratio deals with the space included on all floors of your home. So, if you’re building a two-story house, you’d need to account for the square footage of both the main level and the second level when calculating FAR.

Lot Prices

It’s hard to generalize when it comes to lot prices; the cost can vary widely by area, size, city tax rate and more. Typically, though, the larger a lot and the more upscale the community, the more expensive it will be.

Jerry’s Homes’ current selection of available lots has options ranging from $58,000 to upwards of $150,000. As you can see, it’s quite a wide range, so your best bet is to talk through your price expectations with your builder so they can point you in the direction of a neighborhood that will keep you within your budget.
