What to Look for in a Good Lot for Your Jerry’s Home
Here are some things to think about when it comes to finding and purchasing the perfect lot for your new home.
How to Find a Lot
One big reason we like working with Jerry’s Homes is that you can complete your lot purchase in-house. See a selection of available lots on the builder’s website. You can browse by city, neighborhood, lot type, size and price.
Another great way to find a lot is simply by driving through the communities where you’re interested in living. Many will offer a listing of available parcels at the front entrance, or have signage on individual lots throughout the community that are for sale.
Your lot coverage area is the amount of the lot your building covers when viewed from above. This is expressed as a percentage.
Lot coverage area is not to be confused with floor area ratio, or FAR. Whereas coverage area deals only with the actual ground cover of your building, floor area ratio deals with the space included on all floors of your home. So, if you’re building a two-story house, you’d need to account for the square footage of both the main level and the second level when calculating FAR.
It’s hard to generalize when it comes to lot prices; the cost can vary widely by area, size, city tax rate and more. Typically, though, the larger a lot and the more upscale the community, the more expensive it will be.

As you can see, it’s quite a wide range, so your best bet is to talk through your price expectations with your builder so they can point you in the direction of a neighborhood that will keep you within your budget.

This impressive three bedroom, two bedroom ranch is one of Jerry’s Homes newest floor plans. A space-efficient main level features an airy great room, L-shaped kitchen and attached dining nook. The master suite, also located on the main level, has a large walk-in closet and attached bath with his-and-hers vanities. Bedrooms two and three round out the main floor.
The basement level is where the Ashbury stands out, with a large recreation room, bonus room, optional fourth bedroom and third bath and storage space galore. Upper and lower decks complete this family-friendly model.
If it’s space you need, the Richland is the floor plan for you. This expansive two-story home boasts more than 2,200 square feet of living space, with four bedrooms, two-and-a-half baths and a bonus room that works as an office, den or playroom.
